This Aptos Beach remodel was a unique collaboration of ideas from the home owner and Seacliff Construction and Design. We looked at every room and tried to imagine how they would be used. This led to redesigns of many key features including an added kitchenette downstairs for the kids and guests, built-in cabinets for the master suite, a sauna, wine bar, outdoor spaces such as the private entrance patio and outdoor shower, as well as numerous custom features designed to enhance the comfort and experience of the home owners and their guests.

We added a glass railing with custom etched wave design for the entry stairway, and a frameless glass railing for the exterior ocean facing decks to create an unobstructed view of the ocean from the living room, kitchen, and master suite.

Kevin Lang, a native of the Southbay area of greater Los Angeles, has showcased his skills as a builder and designer in this “Avenues” Costal Plantation custom home. In this warm and cozy, yet spacious (6 bedrooms!) beach house, Kevin has built for the future owner, while acknowledging the historic “bungalows” that define the Redondo Beach community. And dually important to the beautiful design aesthetic, Kevin built this home with the budget in mind.

Touting 6 beams (or less!) this home was value engineered to get the most space, build and beauty for the buck. Floor plan layout was carefully designed to situate the home perfectly on the lot to maximize build for dollar potential while making the space comfortably and livable. There are no compromises here.

The Dual House is a new home for two related families. While appearing to be a single building, the two structures are placed back-to-back, allowing for separate garden entries at the ground level. A transparent sculptural stair activates each end of the facade leading up to the communal roof deck, also serving as a bridge between the two households.

This 2013-2014 home redo and multiple room addition project, over Malibu lake California, was inspired by the architectural features of the Santorini island “Villas” in Greece. The construction involved a system of retaining walls, waterproofing and storm-drain network to protect the harmony of this project with the rocky hillside topography. The long footprint with large windows and French doors enables access to the unique views of Malibu hills and lake.

LineSync Architecture was founded in September, 1988, a home-based business wherein Joseph Cincotta and Julie Lineberger worked out of one room in their rented home in Whitingham, Vermont.

A cinematic documentary exploring the designs of LandStudio360.
27 Seventy-Five Mesa Verde was a reimaging of two existing apartment properties as one integrated community with a combined total of 964 units. A portion of an existing lake was reclaimed and transformed into a dynamic community space including a pool with beach entry, two spas, a pop-jet sprayground, and a sophisticated outdoor kitchen. Numerous courtyards throughout the property were also transformed into intimate outdoor living and dining rooms providing convenience to the tenants on such a vast property.

The Shops at Dos Lagos, a regional outdoor retail center, had not been performing as well as hoped and needed more inviting and comfortable spaces to attract shoppers. By cleverly restructuring a primary intersection and closing off a through street, a vast new plaza was created, incorporating a playground, a pop jet sprayground, and an abundance of casual seating and relaxation space. This was done while at the same time preserving an existing fountain and reorienting the space to situate the fountain as a focal element.

The Westerly on Lincoln, a 583-unit apartment community, needed design improvement to the curbside appeal as well as functional and aesthetic enhancements to the pool area and on-podium courtyards. The end result is a landscape that is complementary to the new architectural façade, contemporary aesthetics such as LED lit acrylic panels, a large water wall outside the leasing center, and courtyards activated with dining and lounging amenities.
